Here’s a hard truth nobody wants to hear:

Not every house should have a loft conversion.

I get it. You’ve seen the neighbours do a loft. You’ve looked at your garden and decided that’s off-limits. You’ve probably already picked out paint colours for the new master bedroom.

But if your house has had walls knocked out on the ground floor AND the first floor, you’re about to walk into a very expensive surprise.

Let me explain why.

The Maths That Kills Most Loft Projects

A loft conversion isn’t just “boarding out the attic.”

The moment you add a habitable room up there, Building Regulations kicks in. You’re adding:

  • A proper floor (designed for people, furniture, beds)
  • New partitions
  • Insulation build-ups
  • Roof alterations
  • Often a dormer

All that weight has to go somewhere. It needs to travel down through your house and into the ground.

And here’s where it gets ugly.

What Actually Happened When You Went Open-Plan

When those load-bearing walls came out, your house didn’t become “stronger because it’s open-plan.”

What actually happened: the loads that used to spread across masonry walls got concentrated into a few specific points:

  • Steel beams (RSJs)
  • Padstones
  • Piers and posts

That work was signed off. It met the regs. The NHBC or your building control officer said it was fine.

But here’s the catch: it was designed for THAT alteration. Not for whatever you wanted to do next.

If those beams were sized to handle only what was asked of them at the time — and they usually were — you’ve got a problem.

You can’t just stack more load on top of a structure that’s already working at capacity.

That’s like asking someone who’s maxed out at the gym to carry your shopping home as well.

What This Means for Your Loft

When the existing structure can’t take more load, the loft has to become structurally independent.

Translation: More steel. Heavier steel. More money.

The loft now needs its own support system because it can’t rely on what’s underneath. This is the exact point where loft conversions go from “reasonable” to “how much?!”

And if you’ve got alterations on multiple floors? Engineers also start thinking about disproportionate collapse — basically making sure removing one element doesn’t bring down half the house.

It’s not that loft conversions are expensive. It’s that YOU’RE trying to build on a house that’s already had its load-bearing skeleton ripped out.

Red Flags That Should Make You Stop and Check First

You need a feasibility check BEFORE you get quotes if:

  • Multiple walls removed across different floors (ground floor AND first floor is the big one)
  • Previous steels were designed tight (common when the brief was “smallest beam possible”)
  • Limited supports — small piers, short bearings, awkward load paths

None of this means “no loft conversion.”

It means it might stop being a £45k conversion and start being a £70k structural reconfiguration.

The LABC Warranty guidance is clear on this: conversions on already-altered buildings need proper structural assessment. Not guesswork. Not “the builder reckons it’ll be fine.”

Why 30 Minutes With an Engineer Can Save You Thousands

A proper structural assessment isn’t guesswork. It’s checking:

  1. What was removed and what’s now carrying those loads
  2. The size, span, and support details of existing beams
  3. Whether padstones and piers are already doing heavy lifting
  4. Whether there’s a clean route to take new loft loads down — or whether you need new supports

This is exactly what Approved Document A requires. It’s not optional. It’s not “nice to have.” It’s the law.

If the answer is “the existing structure is already maxed out,” the loft design has to adapt. And that adaptation costs money.

The Bottom Line

Some houses are great for loft conversions. Some houses are money pits pretending to be loft conversions.

The difference? What’s been done to them already.

If walls have come out on the ground floor and first floor, assume your loft will need serious structural work. If the previous beams weren’t oversized for future loading (they rarely are), adding a loft above can be problematic — and the fix is more steel, more cost, more surprises.
