Imagine this scenario: you’re planning an extension right up to your boundary line. The wall needs to sit snug against the edge of your plot — but where does the foundation go? Normally, a foundation sits centrally beneath a wall, spreading the load evenly on both sides. But if you tried that here, half your foundation would end up under your neighbour’s garden.

This is where eccentric foundations come in — and why sequencing suddenly becomes just as important.

What are eccentric foundations?

An eccentric foundation is one that doesn’t sit centrally beneath the wall it supports. In a normal build, a wall is positioned so that the foundation spreads the load evenly on both sides, giving balance and stability. But sometimes this simply isn’t possible — for example, when you’re building right up to the boundary line, or where an existing structure prevents you from extending the footing in both directions. In those cases, the foundation is shifted to one side, so all the load has to be carried within a narrower footprint.

They’re often used when:

  • You’re building tight against a boundary, and can’t extend the foundation onto neighbouring land.
  • There’s an existing structure or service (like a drain) you can’t undermine.
  • Ground conditions only allow the footing to extend on one side.

The key challenge is stability. Because the foundation isn’t centred, the loads don’t spread evenly into the soil. That imbalance creates a tendency for the wall to rotate or lean, which is why eccentric foundations always need careful structural design. Without the right detailing — such as wider footings or reinforcement— the wall could crack, shift, or, in the worst case, collapse.

Why is sequencing important?

When you’re dealing with eccentric foundations, how you build is just as important as what you build. Sequencing is the order in which excavation, underpinning, and new construction take place.

If you dig or build in the wrong order, you risk destabilising the neighbouring wall. A poorly sequenced job might leave part of the wall temporarily unsupported, which is when cracks, shifts, or failures occur. Done properly, sequencing keeps the structure safe at every stage of the process.

Do eccentric foundations and sequencing always go together?

Not always — but very often. Eccentric foundations on their own are already a specialist design detail. Add the process of construction on a tight boundary, and sequencing becomes almost unavoidable. The two tend to go hand in hand because one deals with the design challenge, while the other manages the build challenge.

There are cases where you might have eccentric foundations without sequencing, such as where loads are light or the risk of instability is low. Likewise, sequencing is sometimes critical even with standard foundations, for example in underpinning works. But when you put the two together, the risks multiply — and so does the need for expert planning.

Leave it to the specialists

Both eccentric foundations and sequencing are highly specialist issues. They involve more than just digging and pouring concrete — they require a full understanding of how loads travel through a building and how to keep structures stable while work is underway. That means detailed calculations from a structural engineer, careful planning of the construction sequence, and experienced contractors who know how to manage the risks on site.

Trying to cut corners or treat this as a DIY job can be catastrophic. If sequencing is handled incorrectly, a wall can shift or crack during the build. If eccentric foundations are poured without the right reinforcement or detailing, the wall above may end up leaning or failing altogether. Beyond the obvious safety concerns, this can also create costly disputes with neighbours, especially if boundary lines are involved, and it can drive project costs far higher than if the job had been designed properly from the outset.

Eccentric foundations and sequencing aren’t everyday construction details — they’re specialist solutions for tricky sites and boundary conditions. When they’re designed and executed properly, they allow you to build safely where a standard foundation wouldn’t work. But if they’re rushed or poorly planned, the risks to stability and cost are enormous. That’s why getting expert input early is essential to keep your project safe, legal, and on budget.
