You’re standing in your loft, torch in hand, eyeing up the roof timbers and thinking — can I actually keep these if I convert this space? It’s one of the first questions that comes up when planning a loft or dormer conversion, and the answer depends on how your roof was built and what you plan to do with it.

Keeping your existing rafters can save time, cost, and disruption, but it’s not always possible. Let’s look at what decides whether they can stay — and what needs to change if they can’t.

Start with the roof type

Before you think about insulation, finishes, or dormer design, the first thing to confirm is whether you have a cut roof or a trussed roof.

A cut roof is built from individual rafters, purlins, and ceiling joists, all assembled on site. It’s flexible by nature, and loads are often shared between structural walls inside the house. Because of that, cut roofs are generally better suited to loft conversions — the existing rafters can sometimes be kept and strengthened rather than replaced entirely.

A trussed roof, on the other hand, is made from prefabricated triangular frames designed to act as complete units. These trusses rely on their internal webbing for strength, so they can’t simply be cut through or rearranged to make room for a new floor or dormer. Converting a trussed roof almost always means major reinforcement or complete replacement of the roof structure.

So, if your loft is full of diagonal timbers criss-crossing the space, that’s a trussed roof — and keeping the rafters in their original form probably isn’t an option.

Then look at the rafter depth

Even with a cut roof, the next question is whether the existing rafters are deep enough. Older houses often have rafters only 75mm to 100mm deep — perfectly fine for holding up tiles, but not enough space to fit modern insulation.

To meet today’s energy standards, you’ll usually need at least 150–200mm of insulation in the roof build-up. That often means either adding insulation above the rafters (a warm roof design), doubling up the rafters, or furring them out to increase depth. If you don’t deal with insulation early in the design, you could find your head height disappearing fast.

Sometimes, insulation — not strength — becomes the limiting factor in whether you can keep your existing rafters.

Adding support where it’s needed

If your existing rafters are structurally sound but need extra help, there are clever ways to share their load without replacing them.

A common method is to introduce new floor beams (often steel or engineered timber) that run across the width of the loft. Short dwarf walls can then be built on top of those beams, creating a support line partway up the rafters. This effectively breaks the span, reducing the bending and stress in each timber so that they can stay in place.

It’s a simple idea, but it needs to be done precisely — the spacing, bearing points, and load transfer all need to be calculated by a structural engineer. Get that right, and you can retain most of the original roof framing while still meeting structural requirements.

When rafters can’t be kept

There are times when keeping the existing rafters simply isn’t practical. If the roof is trussed, the internal webs are an integral part of the structure — they can’t just be cut away to create usable space without compromising the whole roof. In most cases, converting a trussed roof means removing the existing trusses entirely and rebuilding the roof structure with new, stronger members designed for open space.

Even in a traditional cut roof, reusing rafters isn’t always possible. If the timbers are undersized, sagging, or weakened by age, insect attack, or over-notching, they won’t safely carry the new loads. Modern loft conversions add extra weight — new floors, insulation, plasterboard, and often dormer extensions — all of which demand greater strength and stiffness than the original design ever accounted for.

Similarly, if you’re changing the roof shape significantly — for instance, adding a full-width dormer or raising the ridge — the structural behaviour changes completely. The existing rafters may no longer sit at the right angle or connect to the right load points, making replacement the only realistic option. In these cases, starting fresh with a new structural frame is often both safer and simpler in the long run.

Final thoughts

Whether you can keep your existing rafters in a loft conversion comes down to three things: roof type, rafter depth, and design ambition. Cut roofs often allow clever reinforcement and partial reuse, while trussed roofs usually need a rebuild. Insulation requirements can be just as limiting as structural strength, and sometimes it’s the building regulations — not the timber — that make the final call. With the right engineering, though, it’s often possible to keep what’s there and make it work smarter, not harder.
