Late structural input almost always leads to:

  • redesign fees
  • changes to the architectural layout
  • frustration between architect, builder, and client
  • delays to planning, pricing, and construction
  • unexpected steelwork costs
  • disputes when the builder prices something structurally essential that wasn’t drawn

Most of this isn’t anyone’s fault — it’s simply a result of structure being bolted on after the design, instead of integrated from the start.

The simple fix: bring the engineer in early

A one-hour structural consult at concept stage can prevent weeks of redesign later. Early input answers questions such as:

  • Can this ceiling be truly flat?
  • Will a downstand be needed here?
  • Can we remove this wall completely or is a return required?
  • How wide can this opening actually be?
  • Will the loft floor be deep enough?
  • Do we need columns or can they be avoided?

With this information, the architectural design becomes grounded in reality — beautiful, but buildable. It also means the builder’s quote will match the structural reality rather than assumptions.

Final thoughts

The biggest structural mistake homeowners make is waiting too long to involve an engineer. By the time the drawings look perfect, the structure behind them may be anything but. Early structural advice prevents costly redesigns, avoids unwanted surprises like downstands and nibs, and keeps your project on track from day one.
