Ordering steel straight off a drawing feels efficient.
It’s also how people end up with a £2,000 beam that doesn’t fit.
Structural steel is made to measure and non-refundable. Once it’s cut, drilled and delivered, it’s yours. So before anyone places that order, open the ceiling and look. Here’s what you’re looking for.
What hides above a ceiling
Drop a section of plasterboard and you’ll often find things the drawings never showed:
- Joists — and, crucially, which way they run.
- Soil pipes and drainage — with fixed falls you can’t just shift.
- Ducting, cables and pipework — all wanting the same space as your new beam.
- Existing lintels or beams — that change how the load is already travelling.
Any one of these can move your beam, change its depth, or change how it connects.
Joist direction changes everything
This is the big one. If your new beam has to pick up joists running into it, you’re likely looking at a deeper, hidden beam and trickier detailing.
If the joists run parallel to your beam, you might avoid a downstand altogether. Same room, same opening — very different cost. You can’t know which you’ve got until you look.
Lift a hatch — mind the cellar
Open things up below, too. Find a cellar or basement and your simple plan can change fast: a column or beam bearing might land somewhere with no foundation under it — or, happily, on a solid existing one you can reuse.
Either way, it changes your foundation strategy and your budget. Far better to know before the steel’s on order.
Why ordering early bites so hard
Steel is fabricated to your sizes and connection details, on a lead time. Discover a clash after it’s delivered and you’re not making a tweak — you’re into a redesign, a re-order, another wait, and another invoice.
That’s the trap: the “efficient” early order becomes the thing that delays the whole job.
The cheap insurance
Open up. Take photos. Get your engineer to look at what’s actually there before sizes are signed off and steel is ordered.
A morning with a pad saw and a torch is pennies. Re-ordering steel and re-sequencing the build is not.
